Transaction Management Services
Serten Advisors established a platform that “Serves Tenants” because we had the foresight to understand that our clients need more in-depth services than just transactional services. Having represented tenants for almost 50 years, our leadership realized that a more “user oriented” approach to real estate was necessary.
A primary goal of Serten Advisor’s tenant representation methodology is to address the company in its entirety, which means that real estate is only a portion of a much bigger picture. The bigger picture encompasses your business plan, goals and objectives. With this in mind, Serten Advisors seeks to understand your business plan to ensure that the most appropriate facility is ready when needed, at the appropriate size and cost, and in the right location. Strategic planning is a multi-disciplinary, analytical process that offers management the opportunity to examine historical business practices, and benchmark these results against new ways to conduct business. Serten Advisors develops a growth management plan that clearly focuses on defined goals, which have identifiable, and measurable impacts on your organization. The end result is a strategic real estate platform built for future needs and the continuation of positive impact on productivity, while allowing cost-effective and responsive flexibility.
Among the non-real estate factors we address, include your corporate branding strategies, projected growth, existing human capital, cost containment and capital constraints. We identify the markets that best fit your needs, and then profile markets you are considering for relocation or as new office space. Following the identification and profiling we make preliminary recommendations about the suitability of these locations for your business. We provide you with the real estate tools to fully analyze your options and save you money. Serten Advisor’s services are designed to meet your business objectives and include:

Recent transactions management examples in the Washington, D.C. area:
Glen Research Corporation: Serten advised Glen Research on a lease extension for its corporate headquarters in Sterling VA, located at 22825 Davis Drive. Serten provided Glen Research with a full complement of market data, including numerous options available in the marketplace. Serten also performed a detailed evaluation of the existing facility to identify and quantify current and future infrastructure needs. Duke Realty, the property owner, agreed to provide the required improvements and upgrades, and offered attractive long-term lease terms. The outcome allows for an extension of the exceptional relationship with Duke Realty and significant rent and capital cost savings to Glen Research.
WFT Engineering: Serten advised WFT on the relocation of its corporate headquarters to 1801 Research Boulevard, Rockville, MD. Serten emphasized the many options available along the I-270 corridor, and identified properties that enabled WFT to better optimize its office space and become more efficient, downsizing from approximately 14,000 square feet to 10,000 square feet. WFT also chose the newly-renovated location for its amenities, including a renovated fitness center, new café, updated conference facility and significant property upgrades.
WFT was able to negotiate significant lease concessions, including a turnkey landlord build-out and significant rental abatement. The outcome provided a new headquarters for the growing engineering services firm with minimal-to-no capital expenditure incurred and significant annual rent savings.
“These are two examples of how Serten Advisors strategically creates opportunities for our clients that focus on attractive pricing, multiple amenities and space upgrades, all components of which create value for our clients. We continue to focus on the most productive and cost-effective ways for our clients to utilize their office space and enhance workplace productivity.”
