Recent transactions management examples in the Washington, D.C. area:

Glen Research Corporation: Serten advised Glen Research on a lease extension for its corporate headquarters in Sterling VA, located at 22825 Davis Drive. Serten provided Glen Research with a full complement of market data, including numerous options available in the marketplace. Serten also performed a detailed evaluation of the existing facility to identify and quantify current and future infrastructure needs. Duke Realty, the property owner, agreed to provide the required improvements and upgrades, and offered attractive long-term lease terms. The outcome allows for an extension of the exceptional relationship with Duke Realty and significant rent and capital cost savings to Glen Research.

WFT Engineering: Serten advised WFT on the relocation of its corporate headquarters to 1801 Research Boulevard, Rockville, MD. Serten emphasized the many options available along the I-270 corridor, and identified properties that enabled WFT to better optimize its office space and become more efficient, downsizing from approximately 14,000 square feet to 10,000 square feet. WFT also chose the newly-renovated location for its amenities, including a renovated fitness center, new café, updated conference facility and significant property upgrades.

WFT was able to negotiate significant lease concessions, including a turnkey landlord build-out and significant rental abatement. The outcome provided a new headquarters for the growing engineering services firm with minimal-to-no capital expenditure incurred and significant annual rent savings.
